The Process

Before a deal is presented to the investors it has been subject to our full due diligence. The subsequent documents may be required and accessible on request:

Offer to Purchase

Real-estate Appraisal

Zoning Status or Area Structure Plan

Land Titles Report

Mortgage Title Insurance Application

Environmental Report

In some instances, Corporate Financial Statements, Tax Filing Information or Credit Reports

Before an investor is offered an investment opportunity they are given a up-to-date copy of the appraisal in addition to a deal summary detailing the terms and conditions including term, rate, location, and maturity.

As soon as financing has been delivered each investor will get a copy of the complete mortgage signed by the borrower, a copy of the title from Land Titles showing the name and percentage of funding for every single investor and post dated, interest only cheques for the term of the mortgage paid straight from the borrower and drawn on their account.

There are never any costs to the investor to fund the mortgage.
